308 W Main StreetJanet Ballinger is recognized among the top 2% of Triangle real estate brokers, named a Triangle Real Producers Top 500 agent, and featured on HGTV’s House Hunters. Known for her extraordinarily hands-on service, consistent communication, and tenacious advocacy, Janet anticipates what her clients need and keeps them informed at every turn—so they never have to wonder what is happening or what comes next.
Janet works with clients across the full spectrum—from first-time buyers who value her patient, thoughtful education to busy professionals, luxury buyers and sellers, new and experienced investors, and people moving across town or across the country. She brings the same level of care, strategy, and personal attention to every client, taking ownership of the details and solving problems before they become obstacles. And while Janet takes her clients’ goals very seriously, she also believes the experience should be fun. Her warmth, energy, and sense of humor help make even the stressful moments feel lighter.
Janet’s concierge-style service extends far beyond placing a sign in the yard or opening doors. She helps clients determine which improvements are truly worthwhile, coordinates trusted contractors, oversees repairs and staging, manages moving details, and does whatever is needed to get a property market-ready—occasionally even arriving with cleaning supplies herself. Her clients know that when something needs to happen, Janet will find a way to make it happen.
A New York City gal who has called the Triangle home since 2008, Janet has lived throughout the region, including Raleigh, Morrisville, Cary, Chapel Hill, and now Durham. That broad firsthand experience gives her a genuine understanding of the area’s many different communities, neighborhoods, and lifestyles. She knows that finding the right property is also about finding where you belong, whether you are moving across the country or simply from one side of the Triangle to another. Clients frequently describe Janet as the best broker they have ever worked with—not only because of her results, but because of how genuinely cared for they feel throughout the process.
Before entering real estate, Janet built a creative career in New York City designing for Broadway, television, and film, with credits including Saturday Night Live and Law & Order: SVU. She studied Design at NYU’s Tisch School of the Arts and completed graduate coursework in Applied Theatre and Arts Administration. Her design background gives her a distinctive eye for staging, presentation, and helping clients recognize what a property could become.
Janet’s life and work have also taken her far beyond New York and North Carolina. She has lived in the Bay Area, Greater Boston, Salt Lake City, Paris, and Ghana. She spent four years in Ghana teaching visual literacy and documentary filmmaking and lived in Paris while studying and working in art history and fashion. She also spent meaningful time working within a Native American community in South Dakota. These experiences gave Janet a global perspective and an ease in connecting with people from many different backgrounds.
Before transitioning to real estate, Janet built a substantial career in education, with a particular focus on Montessori education. She worked as a teacher and professional teaching artist, directed Montessori schools, and ran her own small preschool and after-school enrichment program. She supported hundreds of Triangle families and also led a nonprofit serving local Montessori schools. That deeply relationship-driven work strengthened the qualities that now define her real estate practice: attentive listening, thoughtful leadership, strong relationship-building, and calm, resourceful problem-solving.
Giving back has always been central to Janet’s life. She has served on numerous school boards, supports refugee families through her family-run nonprofit, WelcomeNST, and has been actively involved in church and spiritual communities. She has also occasionally supported mothers as a birth doula, particularly those who have been marginalized in the birth world.
At home, Janet is the proud mom of three wonderful sons and a three-legged Rough Collie—the family’s very own Lassie dog. She loves traveling the world with her boys, discovering new places and cultures, and bringing that same curiosity, warmth, and sense of adventure to her life and work.
Whether she is preparing a property to make an unforgettable first impression, negotiating fiercely for a buyer, identifying an investment opportunity, or guiding someone through a major life transition, Janet’s goal is simple: to make every client feel confident, exceptionally cared for, and excited about what comes next.
